Project Planning & Execution

• Lead overall site management for a luxury residential development, including basement and superstructure works.
• Prepare and monitor project schedules, resource planning, and budgets.
• Ensure compliance with architectural, structural, and MEP drawings during execution.
• Supervise contractors, subcontractors, and suppliers for timely and quality deliverables.

Technical & Coordination

• Manage basement construction, excavation support, retaining wall systems, and waterproofing works.
• Coordinate with Architects, Structural Engineers, and M&E Consultants for drawing discrepancies and technical resolutions.
• Ensure proper shop drawing review, approval, and implementation at site.
• Maintain strict adherence to design quality, finishing standards, and project specifications.

Quality, Safety & Compliance

• Implement QA/QC procedures to ensure luxury finishing standards.
• Enforce EHS (Environment, Health & Safety) protocols on site.
• Ensure compliance with local building codes, BNBC, and authority requirements.

Stakeholder & Reporting

• Act as the focal point for client, consultant, and contractor communication.
• Prepare progress reports, variation claims, and highlight critical risks.
• Provide leadership to site engineers, supervisors, and subcontractors.

• Luxury residence experience as PM. more than 2 projects.
• Private Luxury residence experience as PM.  (owner's house)
• Basement and Pool Experience is mandatory

• Education: Bachelor’s in civil engineering (BSc), Master’s preferred.
• Experience: Minimum 12–15 years of site management experience in luxury/high-rise residential projects.
• Proven expertise in basement construction, Swimming pool retaining walls, waterproofing, and structural finishing.
• Strong background in drawing coordination (Architectural, Structural, and M&E).
• Familiarity with international standards for luxury finishing.
• Excellent leadership, communication, and conflict resolution skills.
• Proficiency in MS Project/Primavera, AutoCAD, and MS Office.

• Salary:  Depends on Candidate Profile & Potentiality (Range 150K-200K)
